Podsmead Progress Map

The below map shows the proposed plans we are submitting for planning permission for the regeneration of Podsmead.

We will build 173 high-quality new homes on Byron Avenue, Peveril House and Stratford Close. These will achieve an EPC A rating, providing energy-efficient homes.  All remaining Podsmead homes will benefit from energy-efficiency improvements to bring them up to EPC C rating.

We will create new public open spaces with improved biodiversity, including additional trees, surface water features and a newly formed wildlife corridor which will provide habitats for a variety of wildlife.

On Podsmead Road, a renewed local centre will provide new shops and a community space, with an improved road layout.

There’ll be a new sense of neighbourhood on arrival from Cole Avenue with a new central park providing a multi-surface sports facility and play area for both younger and older children. We will install a BMX track, with additional planting to screen and reduce traffic noise from Cole Avenue.  Improved cycle and pedestrian routes across the site will mean safer walking to school as well as better access to sports pitches and parks.

Podsmead will get its first ever pharmacy.

We hope plans will be approved by December 2024 and we can start work in March 2025.
