Podsmead Progress Map
The below map shows the proposed plans we are submitting for planning permission for the regeneration of Podsmead. Overall these regeneration plans could include demolition of 201 of GCH’s existing homes and building 337 new homes. All of GCH’s homes would be replaced. In addition 25% of the new homes would be for affordable rent or shared ownership and the remaining homes would be for sale.
Phase 1 would include building new shops, a community hub, up to 155 new homes and 2 new parks with a range of recreational activities on the remainder of Scott Avenue and Byron Avenue open spaces.
Phase 2 of the project, proposed for years 6-20 could include demolishing 145 existing homes and replacing them with 182 new homes including apartments and houses. It would also include the demolition of the current Podsmead Big Local Hub and current private shops with flats above on Scott Avenue, subject to further discussions with their leaseholders. The new Community Hub and new shops/apartments would already have been built in Phase 1 of the project in years 1-5. It could also include the replacement of GCH flats in Hathaway Close but not the bungalows which would remain; Arden and Avon Houses on Shakespeare Avenue; and flats on Keats Avenue/Byron Avenue and Scott Avenue.
